This commercial property in New Westminster serves multiple tenants and experiences regular traffic
and exposure to the elements. With time and wear evident on the building’s exterior, including mildew
stains, faded paint, and rusting surfaces, the owners reached out to us for a complete refresh. Their
goal was to achieve a clean, professional, and cohesive look that would improve curb appeal and
support long-term protection of the structure.

The Challenge:

A full exterior repaint of a commercial structure comes with specific demands. This project presented
several, including:

• Visible Weathering & Wear – The building had noticeable mildew buildup, peeling paint, and
  discolored patches, particularly around trims, doors, and wall edges.
• Multiple Surfaces & Materials – The property featured concrete walls, metal roll-up doors,
  aluminum window frames, and detailed trim work, each requiring different prep and product
  approaches.
• Active Use of the Space – As a multi-tenant site, work needed to be carried out with minimal
  disruption to business operations, requiring strategic scheduling and access planning.
• Precision Masking Requirements – Tenant signage, glass windows, and hardware had to be
  meticulously protected during preparation and painting to ensure a clean, professional result.

Our Solution:

To restore the building’s appearance and improve its resilience, we implemented a carefully

✔ Thorough Power Washing – All walls and surfaces were pressure-washed to remove dirt, mildew,

surface: elastomeric coatings for concrete walls, corrosion-resistant paints for roll-up doors, and
specialty trim coatings for a refined finish.
